Set your price

Stayzy charges rent by the month, and a month is exactly 30 nights. Guests can check in and out on any date, and rent is charged for the actual nights: monthly price × nights ÷ 30. You set your price on the last screen when you create a listing, or later under Pricing in the listing editor (see Edit a listing).

Price and discounts

1. Enter your Full price per month (required). It’s the rate for a 30–89 night stay, and every discount is taken off it.

2. Under Long-stay discounts, you can set a discount for three ranges (optional):

   • 3–6 months (90–179 nights)
   • 6 months – 1 year (180–359 nights)
   • 1 year or more (360+ nights)

   For each range, enter either a percentage or a price per month — the other one follows.

3. Check the What a guest sees box beside the form. Type a number into Try a stay length to see the monthly rate and the total for that stay. Every band below it lists all your rates.

   

Rules to know

• The percentage is what you mean. If you change the full price later, every discounted rate moves with it, keeping your percentage.
• A range left blank uses the rate of the next shorter range. The form tells you under the field what will be charged.
• Longer stays can’t cost more. A longer range can’t have a higher monthly rate than a shorter one. If it does, a red message appears and you can’t continue until you fix it.
• Discounts can be from 0 up to (but not including) 100%.

Security deposit and cleaning fee

Two more sections sit under the discounts. All optional — leave blank if you don’t ask for one (0 is allowed, negative amounts are not).

• Security deposit — held from the tenant and returned when they move out, set per stay length like your rates.
• Cleaning fee at checkout — charged once at checkout, whatever the stay length.

Note

Both are shown to guests in the price summary before they send a booking request, so they know what to prepare; the cleaning fee is shown as deducted from the deposit. Stayzy doesn’t collect these amounts through the website. See the Payment and deposit terms.

Minimum and maximum stay, and the availability window

You set these under Availability in the listing editor (the create flow doesn’t ask; defaults apply until you change them).

• Minimum nights — 30 at the lowest. Anything below can’t be saved.
• Maximum nights — can’t be below the minimum. Use 0 for no limit.
• Availability window — how far in advance guests can book: 6, 12 or 18 months (18 by default), counted from today. Both check-in and check-out must fall within it.

Whatever you set, guests on Stayzy always book at least 30 nights.

Tip

Changing the price of a live listing sends it back for review. Until it’s approved, guests keep seeing the current price. See Review and approval.
